Retail Property Manager

Retail Property Manager sought for fast-paced, dynamic San Diego-based real estate firm to manage daily operations of numerous multi-tenant, geographically-remote properties including maintenance, repair, tenant relations, budgeting and reconciliations. The ideal candidate will thrive handling multiple matters simultaneously, be capable of managing small projects and have basic familiarity with real estate bookkeeping and accounting. The candidate will also have a team spirit which permits him or her to support the retail development team as other matters arise.

Primary responsibilities: The Property Manager is responsible for making positive, prompt responses to tenants; implementing preventative maintenance; overseeing all repairs and alterations; identifying and managing service vendors; analyzing existing contracts for effectiveness; reviewing, adhering to, and enforcing leases including rent collection; supporting building acquisitions and dispositions; assisting tax contests; and over-seeing small renovation projects. Her or she also will be accountable for maintaining project-related records such as notices of commencement / completion and lien waivers; supporting the progress of retail construction projects and coordinating with accounting to ensure timely payments. The role includes incidental administrative support.

Essential Functions:

Presenting a positive image of the properties to tenants and the community;

Communicating property and project status with management and ownership;

Negotiating with vendors; ensuring timely execution of approved contracts and tracking compliance;

Forecasting property costs and preparing budgets; reconciling budgets annually.

Preparing government and utility filings;

Matching pay requests to contracts; reviewing lien release documentation and investigating budget variances before pay approval;

Coordinating with insurance team to place coverages timely and to respond to claims.

Training/Education:

Bachelor’s Degree and not less than three years’ experience.
Skills:

Strong oral and written communication and basic math;
Ability to cooperatively and independently;
Project management;
Solid organizational, time-management and multi-tasking;
Online research;
Word, Outlook, Excel and familiarity with Yardi.
Compensation: Commensurate with experience. Principals only. Respond with Salary Requirements.
